La publicación describe las iniciativas innovadoras y posibles tendencias futuras de las políticas de regeneración urbana en los Estados Unidos. Estas tendencias se han visto acompañadas por el funcionamiento de políticas similares en Europa (particularmente la iniciativa de URBAN de la Comisión Europea) y un interés creciente en nuestro país hacia la intervención sobre la ciudad existente y, en particular, los barrios desfavorecidos.El resultado de las políticas de renovación urbana en los ochenta ha sido un centro renovado, con zonas comerciales, edificios de oficinas y equipamientos culturales y deportivos: un espacio capaz de volver a atraer actividad y competir con otras zonas metropolitanas.Sin embargo, esta estrategia se ha desvelado insuficiente para hacer frente a la complejidad del problema urbano y los beneficios no han alcanzado en la medida esperada a los residentes en estas zonas deterioradas ni al conjunto de la ciudad.En los noventa se están desarrollando nuevas estrategias de intervención que buscan extender este "renacer" a los barrios más desfavorecidos de las áreas centrales, de manera que la renovación urbana enfocada a la atracción de actividades industriales y comerciales se complemente con una mejora real de las condiciones de vida de los residentes.Abstract:The paper describes the innovation initiatives and the possible future tendencies of the policies of urban regeneration in the United States. These tendencies have been followed by similar policies in Europe (in particular, URBAN project from the European Commission) and the growing interest in our country in the rejuvenation of existing cities and, particularly, in "underprivileged areas".The results of the urban renovation policies of the 80's were one renovated centre, with shopping district and business, cultural and sporting centres: an environment able to attract activity and compete with other metropolitan areas.However, this strategy seems to be insufficient to solve the complex urban problems and the benefits have reached neither the residents of these deteriorated areas nor the rest of the city as expected.In the 90's, new strategies are in the process of being developed to extend this renaissance to the less favoured districts of the city centre, in such a way that the urban renovation, focused on the attraction of industrial and commercial activities, brings with a real improvement in the living conditions of the local residents.
